We’re excited to share a recently completed project on Lauralynn Crescent in Scarborough — a custom home that we guided from the very first zoning check all the way to approved permit drawings. This one was especially rewarding because the design evolved beautifully while staying perfectly aligned with the City’s requirements and the client’s vision.

About the Project

This property started with a simple goal: create a bright, functional, modern home that works for a growing family and fits the character of the neighbourhood. Our team handled the full process:

  • Early zoning and property review

  • Design concepts and revisions

  • Coordination with structural and HVAC consultants

  • Full permit drawing set

  • Support during the City review process

Because everything was coordinated upfront, the permit stage moved smoothly and without unnecessary back-and-forth.

Design Highlights

A few features that shaped the final home:

  • Clean modern façade with balanced materials and larger windows

  • Open main floor layout designed for great natural light

  • Well-planned second floor with comfortable bedroom sizes and improved circulation

  • Structural solutions that allowed open spaces without compromising performance

  • Energy-efficient envelope meeting Ontario’s SB-12 requirements

Every detail was reviewed with the City of Toronto to make sure nothing slowed down the approval.

Permit & Technical Coordination

Behind every custom home is a lot of coordination — something most homeowners never see.For this project, we managed:

  • Tree protection and grading considerations (where required)

  • Structural engineering integration

  • HVAC design compliance

  • All architectural drawings prepared to OBC standards

Because everything was organized at the beginning, the permit review was straightforward and predictable.

A Smooth, Fully Supported Process

Our role is not just to design a house — it’s to make sure the client gets an approved project they can actually build. For Lauralynn Crescent, that meant:

  • Clear communication

  • Fast response to City comments

  • Accurate drawings that contractors can rely on

  • A design that looks good and functions even better

The result is a modern custom home that the family can enjoy for years to come.
