Abbott Avenue: A New Custom Brick Home in Toronto, Now Complete

Construction is complete on our Abbott Avenue project in Toronto's west end. What started as a set of permit drawings is now a finished two-storey custom home, and it's one of our favourite examples of how much house you can fit, and how good it can look, on a narrow city lot.

The Project at a Glance

Designing for a Narrow Toronto Lot

Narrow west-end lots leave very little room for error. Side yard setbacks, building depth, height and lot coverage under Toronto's zoning by-law all shape what can be built, so we start every new home with a full zoning check before the design takes shape.

For Abbott, the goal was a full-size family home with a garage, a proper front porch and a strong street presence, designed to work within the zoning rules so the project could move straight to the building permit stage without a Committee of Adjustment hearing.

From Permit Drawings to Framing

Once the design was set, we prepared the building permit drawings and coordinated the structural engineering with StrongBuilds Engineering. With the permit issued, the builder, Novacon, took the house from foundation to framing to finished exterior.

Inside, the framing stage is where the drawings become real: floor joists, beams and roof framing all follow the structural design, and it's the last good chance to confirm openings, stair locations and ceiling heights before drywall.

The Finished Home

The completed house pairs a classic material with a clean, current look:

  • Red brick exterior that fits the character of the surrounding streets

  • Twin front gables with a dark roof that give the façade height and rhythm

  • Black-framed windows for contrast and plenty of natural light

  • Covered front porch that creates a welcoming entry

  • Integral garage tucked into the front elevation rather than dominating it
