Transforming a Toronto Bungalow: Second Floor Addition and Garage on Rustic Dr
Adding a second floor to an existing home is one of the most impactful ways to expand living space without leaving your neighbourhood. Our latest project on Rustic Dr, Toronto, is a perfect example — turning a dated bungalow into a modern two-storey family home with a new detached garage and a warm rustic character.

From Bungalow to second Floor Addition
The original property was a modest single-storey house with limited space for a growing family. Instead of rebuilding from scratch, the homeowners chose to build upward, preserving the existing foundation and reimagining the layout with more light, function, and comfort.
The final design features:
A full second-floor addition with bedrooms and a family area
A revised main floor plan for open living
A new detached garage at the back
A rustic-modern exterior combining stone, wood, and vertical siding
The result is a timeless, functional home that blends beautifully into its Toronto streetscape.

Design and Permit Coordination
Cadaxx handled the complete design and permit process, from concept to submission. Our work included architectural, structural, and HVAC drawings, as well as detailed zoning review and permit coordination with the City of Toronto.
This step ensured the new design met local height, coverage, and setback limits while maximizing interior space and natural light. We also reinforced the existing structure to safely support the new second floor — a crucial part of any addition project.

Construction Progress
Now in the final stages of construction, the Rustic Dr project is bringing the design to life. The combination of stone façade, dark board-and-batten siding, and exposed wood posts creates a balanced rustic look that feels both cozy and contemporary.
As finishing touches are added, the home’s modern-rustic character is becoming its defining feature — a perfect blend of warmth and structure.
Lessons from the Project
Every addition project teaches something new.
Here are a few takeaways from Rustic Dr:
Early zoning and site review helps avoid costly delays.
Reusing an existing foundation can be efficient if structural conditions allow.
Combining garage and addition permits in one submission saves time and streamlines approvals.
Material choice defines the home’s identity — here, rustic textures made all the difference.
Before and After
This transformation from a single-storey bungalow to a full two-storey family home is dramatic.
The upgraded exterior, redesigned layout, and added garage turned a compact house into a bold yet inviting residence.
