Design, Approvals & Permit Drawings

Cadaxx Design developed the architectural design and represented the project through the Committee of Adjustment process. Following approval, we coordinated the structural design and prepared the complete permit drawing package for the second-floor addition, rear addition, and basement second unit.

Design Consideration

The design process began with a review of the existing bungalow and its potential for expansion. Several design options were explored to create a larger, more functional home while improving its presence on the corner lot.

The final design combines a second-floor addition, rear addition, and basement second unit with a modern, balanced exterior. The centrepiece is the grand front entrance, featuring a tall glazed doorway, strong vertical proportions, and a welcoming staircase that creates a clear focal point from the street.

The entrance gives the home a distinctive identity while connecting the new upper level with the original structure. Careful attention was given to the façades visible from both streets, ensuring the completed home makes a strong architectural statement from every angle.

Construction Progress

Demolition has now started at the Stormont Ave project. The existing structure is being carefully removed to prepare the site for the approved second-floor addition, rear addition, and basement second unit.

Cadaxx Design continues to support the project through site coordination and construction-related clarifications in accordance with the approved permit drawings.

Typically 6–10 weeks, depending on City review time and project complexity.
