Project Overview

The design introduced 4 independent suites within an existing lot formerly occupied by a single-family home. Each unit was laid out to provide ample light, ventilation, and privacy, with separate mechanical systems and exits to comply with current OBC and fire-safety requirements.
The building exterior was modernized using durable materials suited for low-maintenance multi-residential housing.

Design & Code Approach

Each suite was carefully organized to achieve proper natural light, ventilation, and independent egress.

The floor assemblies and demising walls were detailed to meet fire-resistance and sound-separation requirements. Heating, cooling, and ventilation systems were separated per unit for efficiency and comfort.
