Cadaxx Design managed every stage—from site measurement and zoning review to BCIN-stamped permit drawings and coordination with structural and HVAC engineers.

The project adds valuable rental and family space while meeting Toronto’s Laneway Suite Guidelines and all Ontario Building Code requirements for fire separation, access, and services.

Following Cadaxx Design’s plans, the Mortimer Avenue Laneway House was constructed as a fully independent dwelling behind the main property. The build process required careful site coordination, utility planning, and precise execution to bring the design to life.

Durable materials and energy-efficient systems were used to ensure long-term performance. The large window installations were completed to maximize light while maintaining structural integrity. Interior finishing followed the open-concept design, blending practicality with modern style.

This construction phase showcased the importance of collaboration between architect and builder, resulting in a well-crafted laneway home that aligns with Toronto’s growing urban housing solutions.
