Our team designed a fully reconfigured two-storey home with an integrated garage, open-concept main floor, larger bedrooms, and a new roofline that gives the house a modern, craftsman-inspired character.

Setbacks, coverage, height, and side-yard rules are reviewed to ensure compliance or determine if a minor variance is needed.
3. Concept Design
We create layout and exterior options showing how the new side addition connects to the existing structure.

Complete architectural drawings, structural coordination, site plan, and OBC compliance details.

FAQs
Do I need a permit?
Yes—any side addition increasing floor area or modifying structure requires a building permit.
Will I need the Committee of Adjustment?
Only if the addition goes beyond allowed setbacks or coverage. We confirm this during zoning review.
How long does permit approval take?
Typically 3–6 weeks, depending on examiner response times.
Can we update the exterior at the same time?
Yes. Siding, rooflines, windows, and façade improvements can be included in the same permit.
Do you handle the full process?
Yes—we prepare the drawings, coordinate engineering, and submit the permit on your behalf.
